How do I look up which sales were cash sales on the MLS for building a buyers list?

It is on the actual listing and you can pull it via several reports.

  1. If you have access to MLS, look for a "Full Report" or something similar on sold homes. You should have a section that shows the sales price and terms (look for cash). I’ve seen a couple that allows you to search for the terms of the sale.

    On the MLS I use, the terms is at the bottom of the full report.

  2. It is very possible your MLS doesn’t offer such information. But if it does the MLS administrator would be the person to ask. Contact you realtors association.

  4. Depends on whether your MLS software has a field for ‘type of financing’ or not. If it does, you can perform a search using said field as a criterion. However, most MLS’s do not give the identity of the buyer. Once you find those ‘cash sales’, you are going to have to head for the register of deeds/land office to find the current owner information.
