who pays real estate agent when building a house in New Hampshire?

Filed under: building lists — admin @ 7:57 pm

We are looking into building a house. The to-be-built house was listed on the real estate listing web site by an agency they hired. We found the house through our agent. If we do build this house, who would be responsible for paying the real estate agent fees. Would we pay our agent and they would pay theirs? Are we responsible for both or are they?

No, you don’t pay anything. There is a set commission and that is split by all involved agents. It is the same amount, no matter how many agents. You should not pay any agents anything, that is 100% the sellers bill and it is paid to them at closing. If there is no closing there is no pay, and your agent is fully aware of this.

  2. The builder pays their agent and their agent splits their fee with your agent.

  3. The seller pays the real estate commission. It is split between the seller’s agent (if any) and the buyer’s agent.

  4. The builder
Buyers do not pay the fees when a house is sold

Now, the caveat to that is, the cost might be included in some way in your purchase price.

  6. If your agent is acting as a "buyer’s agent", you may be responsible for a flat fee (usually $250), but the seller always pays the real estate commission to any agent who is involved in the sale of his property.

  7. If you had an agent that helped you find the property and negotiated upon your behalf, etc. then you pay the agent. Now if the property was listed on the local MLS then the seller pays both agents fees. normally a builder or developer has a on site sales person that gets a fee that they pay.
