grade II listed building , what are the consequences if I just demolished it?

I was looking at buying a place which is grade II listed , I know it is protected but what would be the worst I could get if I just bulldozed the thing down .(it is a hideous wreck of a cottage in need of total renovation)
Would like to know from anyone who has done this or who knows the law on this one . Oh It is in the Uk of course
MM interesting what would happen if it "accidently" went on fire and was totally destroyed ?

Town and Country Planning Act 1990. You must seek planning permission.

Listed Buildings and Conservation Areas Act 1990 - no person shall execute or cause to be executed any works for the demolition of a listed building or for its alteration or extension in any manner which would affect its character as a building of special architectural or historic interest, unless the works are authorised.

If you apply for planning permission retrospectively you run the risk of refusal, and the cost of putting things back as they were.

The penalty for unauthorised alteration of or demolition of a listed building is:
(magistrates) - 6 months prison and/or fine up to £20,000
(Crown Court) - up to 2 years prison and/or unlimited fine

Get permission first. It is not impossible to get permission to remove a crumbling listed building.

EDIT- setting fire to the building is at least criminal damage, but would likely attract the more serious charge or arson, which potentially carries a life sentence.

what can be done to a grade 2 listed building?

i intend to buy a house that is grade 2 listed it requires a lot of work but i need to know what it is that i can do to the house such as putting new roof truses in and new flooring in up stairs ect oh yeah and do i have to use lime mortor inside or will normal plaster do please can anyone help.

Grade 2 listing does require a bit of extra time & money, but it’s mostly the "visible-from-the-outside stuff".

Confused by the lime mortar/ normal plaster part . They are not used for the same purposes. Have a chat with your local council about intended changes/ restrictions. They aren’t ogres.
